Choosing A Builder

This can be a critical choice, especially when building a custom home. - The best way to build a custom home and still control the cost is to choose a Builder that already has a floor plan that you like. You can then take that plan and alter the layout or style. Since they have built it before, they should be able to give you firm pricing and appropriate budgets for finishes.
- Get references. You have to not only be concerned about the finished product but how the Builder handles the process. Unlike a Production Builder, you will have a great deal of contact during the building process and you want to make sure that you have someone you can work with.
- Get firm pricing whenever possible.
- During construction, hire an independent inspector to review the construction. This way you can have someone on your side who can point out problems. Before you sign the contract with the Builder, have a lawyer review it and keep in mind that you will have to find a way to resolve problems identified by an inspector. What if the Builder has a different opinion about quality than you or the inspector has?
Most importantly, make sure the contractor is paying all bills for your house. If the house is not finished and the Builder starts to have financial problems, you may be in for one very expensive headache. If you stay on top of the payments then you will minimize your exposure. Check with your agent and lawyer about how to do this.
