Existing Homes

Buying an existing home is typically the best way to get more for your money. - To compete with new builds, homes that are being re-sold will have to be priced lower.
- If you are lucky, you may find an existing home that has been upgraded and the Seller may not be able to recoup the full cost of the improvements. For example, a two-year-old home that had many upgrades, such as a full basement, upgraded doors, upgraded carpet, true masonry fireplace, upgraded cabinets, installed a deck, and has had extensive landscaping will most likely not be able to sell and recoup the cost of these items. If you had to build the house new, you most certainly will be paying more for the same features.
- Once you set your criteria about price, schools, and distance from work, you may find that a new build or a new re-sale is not available. Your options may be limited to older neighborhoods. Then you have to choose from among the homes that were built in the era that the area was developed. If you like homes in an older neighborhood close to downtown that was developed in the 1920's, you will have to know that closets will be small, floors will be hardwood, ceilings won't be vaulted etc.
